2. How a booking is made
Bookings are made through the booking engine on this website, or directly by phone, WhatsApp or email.
A booking is confirmed once payment has been completed and you have received the confirmation email. Your dates are not held until that point.
The minimum age to book is 30, and the person booking must be part of the group staying. Bookings are intended for family groups.
3. Price and what it includes
The price shown by the booking engine is the total amount for the stay, for the dates and number of guests selected.
That amount already includes the final clean (€90), as well as water, electricity and WiFi. The final clean is not optional and cannot be removed from the booking.
Promotional discounts advertised on this website apply only if you enter the corresponding code before confirming your booking. They cannot be applied afterwards.
4. Payment
The full amount is charged at the time of booking, through the booking engine’s secure payment gateway.
Payment is processed directly by the gateway: we never see or store your full card details.
5. Cancellations and changes
Free cancellation up to 7 days before arrival: the full amount is refunded.
Within 7 days of arrival no refund is given.
Early departure or failure to arrive (no-show) does not entitle you to a refund for the nights not used.
Date changes are subject to availability and to the rate applicable to the new dates. Get in touch and we will find the best option.
If for reasons beyond our control we were unable to provide the accommodation, we would refund the booking in full.
6. Check-in and check-out
- Check-in: 4:00 pm to 9:00 pm
- Check-out: by 10:00 am
If you expect to arrive outside check-in hours, let us know in advance so we can arrange it.
Checking out later than 10:00 am is subject to availability and carries a surcharge we will quote when you ask. Please ask before your departure day.
7. Capacity and occupancy
The apartment sleeps a maximum of 6 guests, across 3 bedrooms and 2 bathrooms.
Only the people included in the booking may enter or stay overnight. Unregistered guests are not allowed.
Exceeding the maximum capacity or accommodating undeclared guests may result in the stay being ended with no right to a refund.
8. House rules
The apartment is in a residential building. Please respect quiet hours, from 22:00 to 08:00, and avoid noise that may disturb other residents.
- Pets are not allowed.
- The apartment has no parking or garage space.
- The building’s internal rules and the use of communal areas must be respected.
Repeated breaches of these rules, or any behaviour that disturbs other residents, may result in the stay being ended with no right to a refund.
9. Guest registration
Spanish law requires us to register the details of everyone staying and to report them to the competent authorities.
For that reason, each guest will be asked for their ID card or passport on arrival. Without those details we cannot complete check-in.

10. Deposit and liability for damage
No security deposit is required.
Guests are responsible for any damage caused to the property, its furniture or its fittings during the stay, beyond normal wear and tear.
If something breaks or stops working, please tell us as soon as you can — it is almost always easy to sort out.
11. Liability
We are not liable for the loss, theft or damage of personal belongings inside the property or the building.
Nor are we liable for interruptions to supplies (water, electricity, internet) beyond our control, or for disturbance caused by building works or other circumstances in the building or surrounding area that are outside our control.
12. Complaints and applicable law
Official complaint forms are available to guests at the property. If something has gone wrong, please contact us first — we will try to resolve it directly.
These terms are governed by Spanish law and by Valencian Community regulations on tourist accommodation. Guests’ rights under consumer protection legislation are unaffected.
